Register with Woodstone Realtors.

To find your ideal property, we need to know as much as possible about your requirements. You can register with us either online, send us and email or by phone where we can assist you with your enquiry.

Once we have a clear understanding of your requirements, we will reference all properties that match your criteria. After you have registered, we will contact you with details of any properties that may be of interest. We will also need to confirm your buying position at the point of registration. In the event you require a specific property which we are not currently marketing, we will endeavour to liaise with the respective owner to put forward and negotiate your interest.

Viewings

We endeavour to accompany all viewings which will usually be within our working hours, but we will try to accommodate other times as much as possible.
After the viewing, we will endeavour to answer any immediate questions and usually contact you the next day for your thoughts and feedback.

Making an Offer

When you have found a property that suits your needs and requirements and subsequently wish to make an offer, simply contact the agent from Woodstone Realtors that arranged your viewing and speak to them or one of the team. The offer must be put forward to ourselves, never directly to the owner. Be prepared to provide us with as much information as possible.
If there is another party making an offer on the same property you will be informed. We cannot, however, divulge the specifics of other interest.

Negotiation

Any offer received will be put forward to the property owner verbally at the first available opportunity. You will be informed verbally of the owner’s response as soon as they have made one. If your initial offer is rejected and you decide to increase, the process is simply repeated.
It is at this stage that you will be made aware of any implications and the likely timescale of any agreed transaction. Due to the nature of the buying process, any information provided by us concerning the transaction chain is not guaranteed and can change at any time.

Agreeing the Sale

If your offer is acceptable to the property owner, Woodstone Realtors will need to check your purchasing status. In order for us to do this, we will require, if applicable, the contact details of your broker or mortgage / home loan lender, a copy of your proof of funds or Mortgage / Home Loan in Principle, and details of any property agent dealing with your current property sale. You will also need to be prepared to instruct a lawyer to act for you in the purchase. It is only when this information has been provided and we have contacted the necessary parties for verification of your situation that we can discuss with the owner whether they are prepared to stop showing their property to other prospective purchasers.

Initiating the Purchase Process

We will confirm the agreed sale with the relevant parties.
Several things need to be in place before your lawyer is able to exchange the contract of sale which ultimately secures your purchase. The time needed to get to this stage is at the mercy of many variables, but the speed with which you start the ball rolling will hugely influence the overall timescale involved. There are two basic areas: Finance & Conveyancing.

Finance

If you require financial advice, we can refer you to our affiliated Independent Financial Advisors who would be happy to assist you. However, we would advise you to contact your own bank in the first instance.

Conveyancing

Both buyer and seller will require a lawyer that can act for themselves and their lender, but both parties cannot use the same person. The choice of who will act for you is entirely at your discretion. It is important, however, that you instruct a lawyer who will deal with the purchase of your property promptly. It is essential the lawyer is experienced in handling residential property sales, can be readily contacted and can deal with your case speedily. At this point, your lawyer will keep you updated with the process and timescales until the point of completion. We will also endeavour to liaise with both parties lawyers for progress updates and provide you with the same.
NOTE: * The fee percentage charged to the buyer and seller respectively will be based on the service selected and agreed sale price subject to a minimum of 1%.

Payments are made to the contractors directly and not to us as we only facilitate the provision of providing the contractors with a platform for listing. We may assist when requested to provide additional support when requested by the contractors.
